Signs Your Roof Is Asking for Help.

Roofs rarely fail overnight. They give warnings first. Catch them at this stage and restoration stays simple.

Cracked or Loose Ridge Capping

Pointing that has cracked or fallen away along the ridge line. The most common way tile roofs start letting water in.

Broken or Slipped Tiles

One broken tile is a drip. A wet windy week turns it into a ceiling stain.

Moss, Lichen and Dark Streaks

Growth holds moisture against the surface and ages the roof faster than weather alone.

Faded, Chalky Colour

When the surface has gone dull or powdery, the protective layer has worn through and the material underneath is copping the weather.

Water Stains on Ceilings

A stain inside means water has already found a path. The roof needs eyes on it sooner rather than later.

Overflowing or Rusting Gutters

Gutters full of grit and tile debris are a sign the roof surface is breaking down above them.

Seeing one of these from the driveway? Book the assessment before the next big rain does the inspecting for you.

One Roof, Restored Properly.

Restoration is a sequence, not a single job. Clean, repair, repoint and protect, done in the right order for the right material.

Roof Repointing

Ridge capping repointed and secured with flexible pointing, the most common fix for tile roofs that are letting water in.

  • Ridge and hip capping
  • Flexible repointing compound
  • Rebedding where required, subject to assessment

Roof Tile Repairs & Replacement

Cracked, chipped and slipped tiles changed over before water finds the gap. We change roof tiles as part of the restoration or as a stand alone repair. Full details on the roof tile repairs page.

  • Broken tiles changed over
  • Matched replacement tiles where available
  • Checked across the whole roof
Core service

Minor Roof Repairs

Small defects picked up and fixed as part of the restoration, so one visit covers them.

  • Minor flashing and fixing issues
  • Identified in the condition assessment
Subject to assessment

Gutter Clearing

Gutters and valleys cleared while we are up there, so the restored roof actually drains.

  • Gutters, valleys and downpipe mouths
  • Debris removed from site
Associated service

Honest limits: no roof replacement, no asbestos roofing, no structural roofing work, and no licensed specialist trades. Where an assessment finds those, we tell you rather than working around it.

High Pressure Roof Cleaning.

Years of moss, lichen and grime come off and the roof underneath gets its colour back. It is the fastest visible change we make to a property, and the first step of every restoration.

  • High pressure clean where the surface can take it
  • Soft wash for fragile or coated roofs, no guesswork
  • Moss, lichen and growth treated, not just blasted
  • Gutters and valleys cleared of the debris that comes off

The Finish We Leave Behind.

Cleaned, repaired, repointed and coated. This is what the roof looks like when the crew packs up.

A roof problem never stays on the roof. Water finds ceilings, carpets, wiring and the rooms underneath. Restoring a tired roof costs a fraction of repairing what happens after it fails.

How a Restoration Runs.

The exact works depend on the roof and the assessment. The constant: everything is written down before work starts.

Step 1

Discuss

Tell us the property, the roof type if you know it, and what prompted the call.

Step 2

Condition Assessment

The roof is inspected and photographed so you can see what we see.

Step 3

Written Scope & Quote

What it needs, why, and the price, in writing to approve.

Step 4

Preparation & Repairs

Clean to suit the material, replace broken tiles, repoint and repair.

Step 5

Coating & Finish

Protective coating system applied over prepared surfaces.

Step 6

Final Check & Photos

Checked, photographed and handed over with records for your files.

Anything extra found on the roof is documented, priced and approved as a variation before it is done.

What Shapes Your Quote.

No two roofs cost the same to restore, and any figure quoted before someone has actually looked at yours is a guess. These are the things that genuinely move the price.

  1. Roof size and pitch

More area and steeper pitch mean more time, more material and more care.

  2. Material

Terracotta, concrete tile and metal each need different preparation and products.

  3. Current condition

Broken tiles, failed pointing and rust all add scope. Catching it early keeps this line small.

  4. Access and height

Two storeys, tight boundaries and steep driveways change how the job is set up safely.

  5. The finish you choose

Clean and repair only, or the full coating system in a new colour.

Roof Restorations, Answered.

How much does roof restoration cost?+
It depends on the size, pitch, material, condition and access of your roof, which is why we do not quote sight unseen. As a rule, restoring a structurally sound roof costs a fraction of replacing it. We assess the roof, then give you a written quote with the scope itemised, so you can see exactly what you are paying for.
Should I restore or replace my roof?+
If the structure and most of the surface are sound, restoration usually makes more sense: the roof is cleaned, repaired, repointed and protected for years more service. If the assessment finds the roof is beyond restoring, we tell you straight. We do not do replacements, so we have no reason to talk you into one.
What is included in a roof restoration?+
Typically a clean to suit the material, broken tile replacement and repointing on tile roofs, minor repairs, then surface preparation and a protective coating. The condition assessment sets the exact scope for your roof, in writing.
Do tile and metal roofs get the same treatment?+
No. Tile roofs are about pointing, bedding and broken tiles. Metal roofs are about surface preparation, fixings and coating systems. Treating them the same is how restorations fail early.
Is high pressure cleaning safe for every roof?+
No, and anyone who says otherwise is selling equipment rather than a result. Fragile or coated surfaces get a soft wash. The assessment decides the method before anything touches the roof.
What do you not do?+
Roof replacement, asbestos roofing, structural roofing work and licensed specialist trades. If the assessment finds the roof needs those, we tell you straight rather than restoring over a problem.
How does the assessment work?+
We inspect and photograph the roof, then send a written scope of what it needs and why, with the quote. You see what we see before deciding anything.
Can you work on strata and commercial buildings?+
Yes, that is core work: strata common property roofs with committee-ready records, and commercial and industrial roofs scoped for property and facility managers. Home roofs are welcome too.
Do you clear gutters as part of the job?+
Yes, gutter and valley clearing is available as an associated service while we are on the roof, so the restored roof actually drains.
My roof is leaking. Can you fix it?+
Usually, yes. The most common leak sources on tile roofs are cracked ridge pointing, broken or slipped tiles and blocked valleys, and fixing those is core work. We assess the roof, show you photos of the fault, and quote the repair in writing. If the leak comes from something structural or beyond restoration, we tell you straight instead of patching over it.
Do you work on terracotta roofs?+
Yes. Terracotta roofs are cleaned, repointed and repaired like any tile roof, with one difference: glazed terracotta is not painted. The glaze is the finish, so the work is careful cleaning, rebedding and repointing, and matching replacement tiles where broken ones need changing.
Which areas do you cover?+
The whole metro area from our Norwest base. Local pages: Hills District (Castle Hill, Baulkham Hills, Kellyville, Rouse Hill) and Blacktown (Seven Hills, Quakers Hill, Mount Druitt), Penrith (Glenmore Park, St Marys, Emu Plains) and Parramatta (Westmead, Merrylands, Wentworthville). Hornsby and the North Shore are covered too.
