If you can see light from inside the roof, water can get in the same way.
Honest limits: no whole-roof replacement or re-roofing, no slate, shingle, membrane or flat roofs, no asbestos roofing, no gutter and downpipe replacement, no roof plumbing or metal flashing fabrication, and no insurance assessments. If the roof needs one of those, we say so at the assessment and point you to the right licensed trade.
The ridge line takes the most weather on a tile roof. When the mortar bedding cracks and the pointing falls away, the capping loosens and water runs in under it. We assess the bedding, pointing and every ridge and hip tile before scoping the repair.

A tile repair quote depends on what the assessment finds, which is why we do not quote sight unseen. These are the things that genuinely move the price.
