When a Roof Is Ready for Painting.

Roof paint is protection first and looks second. These are the signs the protective layer has done its time.

Faded, Chalky Colour

When the surface rubs off dull and powdery, the protective layer is gone and the tile or metal underneath is copping the weather directly.

Patchy, Mismatched Repairs

Replacement tiles and old repairs in different shades. A coating system brings the whole roof back to one colour.

Porous, Thirsty Tiles

Old concrete tiles that drink in every shower hold moisture, grow moss and get heavier. Sealing stops the cycle.

Selling or Renovating

The roof is the biggest surface on the house from the street. A coated roof lifts the whole property before sale or after works.

Sound Roof, Tired Look

If the structure and pointing are good, painting is the affordable way to finish the job properly.

Rust Spots on Metal

Surface rust on Colorbond and metal roofs spreads. Treated and coated early, the sheet is saved. Left alone, it becomes a replacement.

Not sure if painting is what the roof needs? Book the assessment and we will tell you either way.

What a Roof Painting Job Includes.

Painting is the last step of a system. Everything before the coat is what makes the coat last.

Surface Preparation

The roof cleaned back to a sound surface, high pressure or soft wash to suit the material.

  • Full roof clean before coating
  • Moss and lichen treatment
  • Surface checked once clean
Included first, always

Repairs Before Coating

Broken tiles replaced and ridge capping repointed before anything is sealed in.

  • Broken and slipped tiles changed
  • Ridge capping repointed where needed
  • Minor defects fixed
Included where needed

Sealer and Primer

The surface sealed or primed to suit tile or metal, so the top coats bond and last.

  • Sealer for porous tile
  • Primer and rust treatment for metal

Membrane Top Coats

Protective membrane coatings applied to manufacturer specifications, in the colour you choose.

  • Colour matched to the property
  • Applied to specification

Roof Restoration Option

Painting is often the final stage of a full restoration. See the roof restoration service for the complete sequence.

Roof Cleaning Only

Roof not ready for paint, or just needs the growth off? Roof cleaning is available on its own.

Honest limits: glazed terracotta is cleaned and repointed, not painted. No roof replacement, no asbestos roofing and no structural work. Where the assessment finds those, we tell you rather than coating over a problem.

High Pressure Roof Cleaning.

Years of moss, lichen and grime come off and the roof underneath gets its colour back. It is the fastest visible change we make to a property, and the first step of every restoration.

  • High pressure clean where the surface can take it
  • Soft wash for fragile or coated roofs, no guesswork
  • Moss, lichen and growth treated, not just blasted
  • Gutters and valleys cleared of the debris that comes off

The Finish We Leave Behind.

Cleaned, repaired, repointed and coated. This is what the roof looks like when the crew packs up.

Paint on a dirty, cracked roof fails early, no matter how good the paint. Preparation and repairs are most of the job. That is the difference between a coating and a colour.

How a Restoration Runs.

The exact works depend on the roof and the assessment. The constant: everything is written down before work starts.

Step 1

Discuss

Tell us the property, the roof type if you know it, and what prompted the call.

Step 2

Condition Assessment

The roof is inspected and photographed so you can see what we see.

Step 3

Written Scope & Quote

What it needs, why, and the price, in writing to approve.

Step 4

Preparation & Repairs

Clean to suit the material, replace broken tiles, repoint and repair.

Step 5

Coating & Finish

Protective coating system applied over prepared surfaces.

Step 6

Final Check & Photos

Checked, photographed and handed over with records for your files.

Anything extra found on the roof is documented, priced and approved as a variation before it is done.

What Shapes Your Quote.

No two roofs cost the same to restore, and any figure quoted before someone has actually looked at yours is a guess. These are the things that genuinely move the price.

  1. Roof size and pitch

More area and steeper pitch mean more time, more material and more care.

  2. Material

Terracotta, concrete tile and metal each need different preparation and products.

  3. Current condition

Broken tiles, failed pointing and rust all add scope. Catching it early keeps this line small.

  4. Access and height

Two storeys, tight boundaries and steep driveways change how the job is set up safely.

  5. The finish you choose

Clean and repair only, or the full coating system in a new colour.

Roof Painting, Answered.

How much does roof painting cost?+
It depends on the roof size, pitch, surface condition, access and how much preparation and repair work is needed before coating. We assess the roof first, then give you a written quote with the full scope itemised. No sight unseen pricing and no pressure.
What happens before the paint goes on?+
Preparation is most of the job. The roof is cleaned back to a sound surface, broken tiles are replaced, ridge capping is repointed where needed, and the surface is sealed or primed to suit the material. Coating a dirty or damaged roof is how paint jobs fail early, so we do not do it.
Can you paint both tile and Colorbond roofs?+
Yes, with different systems. Concrete tile roofs get a sealer and membrane coating system. Metal and Colorbond roofs get surface preparation, rust treatment where needed and coatings made for metal. Glazed terracotta tiles are the exception: they are cleaned and repointed, not painted, and we will tell you if that is what your roof needs.
How many coats do you apply?+
The coating system and the manufacturer specifications for your roof surface set the number of coats, typically a sealer or primer followed by top coats. The written scope states exactly what your roof gets.
How long does roof painting last?+
It depends on the coating system, the preparation, the exposure of the roof and how it is maintained, which is why preparation is where we put the effort. We follow the coating manufacturer specifications rather than quoting a number we cannot stand behind.
Can I choose the colour?+
Yes. Colours are matched to the property, and we can advise what works with the brick, render and gutter colours you already have. Light and dark colours also behave differently in heat, which we will walk you through at assessment.
