Gutter Cleaning | Blox Maintenance Worx

Gutter Cleaning Sydney

Gutter cleaning in Sydney commercial and strata buildings is maintenance that most property managers delay until something leaks. Blox Maintenance Worx clears gutters, valleys, box gutters and downpipes before a blocked drain becomes a ceiling repair or a stormwater compliance issue. We work safely at height with the right equipment and carry full public liability and work-at-height insurance for commercial sites.

What We Clear

  • Standard gutters: leaf matter, debris and silt removed by hand and wet-dry vacuum
  • Box gutters and concealed roof gutters common in commercial and industrial buildings
  • Downpipes checked, cleared and flushed through to the stormwater outlet
  • Roof valleys where leaves accumulate and cause internal water ingress
  • Pre-storm seasonal clears to reduce fire load and overflow risk
  • Outlet strainer inspection and condition report
  • Roof surface condition check noting any visible cracking or damage for reporting
  • Photo evidence of before and after condition for strata committee records

Frequently Asked Questions

How often should commercial gutters be cleaned?

For most Sydney commercial and strata buildings, twice a year is the standard: once before winter rains and once after autumn leaf fall. Buildings under heavy tree canopy or in bushfire risk zones may need quarterly cleans.

Do you clean gutters on multi-storey buildings?

Yes. We carry ladders, platform ladders and vacuum equipment suited to single and multi-storey commercial and strata buildings. Work-at-height certification is held by all crew working above 2 metres.

What is a box gutter and why is it higher risk?

A box gutter is an internal or concealed roof gutter, common on flat or low-pitch commercial roofs. When blocked, water has nowhere to go except into the building structure. These need clearing more frequently than external eave gutters.

Do you provide a report for strata records?

Yes. Every gutter clean includes before-and-after photos and a written completion report suitable for strata committee records. If we see any roof or gutter damage during the clean, we document it and notify the building manager.

Can you set up a scheduled maintenance plan?

Yes. We offer quarterly, biannual and annual gutter maintenance agreements for strata plans and commercial buildings. Scheduled plans are priced at a discount against one-off callouts.

What happens if a downpipe is blocked?

We attempt to clear blocked downpipes by flushing with water pressure or using a flexible rod. If a blockage is below the roof level in the building drainage system, we flag it for a licensed plumber. We do not charge extra for the attempt.
