Most make good disputes on an industrial lease come down to the floor. Anchor holes from racking, forklift damage and old line marking are visible, measurable and easy for an inspector to list. Dealt with properly, the rest of the handover tends to follow.
A make good is priced twice. Once by the schedule, and once by whoever is standing in the empty building arguing about it. A written scope and a photo record settle the second one before it starts.
